FIVEO1 FLAGSHIP GOLF & COUNTRY Club @2026-10-21 19:54:24 - Calle 15 de Febrero

Calle 15 de Febrero
1. EXECUTIVE SUMMARY Fiveo1 is a private, invitation-only golf and residential country club: a walkable, firm-and-fast championship course at the center of a 180-home community positioned at a Beverly Hills-comparable standard. The course is designed to host a PGA Tour-level event with no modification, and the brand expands to eight clubs worldwide, anchored by a presenting partnership with Audi Ramco. Course: 18 holes, par 72, 7,446 yards (back tees), walkable, caddie program Residences: 180 homes (48 Founders Estates, 96 Villas, 36 Cottages) Membership: 600 total (100 Founding, 460 Standard, 40 Corporate) Flagship budget: about $960M base case ($800M to $1.3B range) Gross real estate sales: about $1.3B mid case ($0.7B to $1.9B range) Presenting partner: Audi Ramco, 10 years, $18M rights fee plus in-kind value Network: flagship plus 7 sites worldwide by Year 14 2. DESIGN BENCHMARK AND VISION The starting expectation is Palos Verdes Golf Club, a private par-71 course of about 6,400 yards known for compact strategic routing, small greens, and coastal wind. Fiveo1 keeps those qualities and scales them to a championship layout benchmarked to Pebble Beach and Pasatiempo, with at least four holes specified as televised signature holes. Design principles: - Walkable. Caddies are mandatory before 2 p.m. (40 caddies, 30 forecaddies). A top-10 worldwide caddie program is an operating KPI. - Firm and fast. Fescue/bentgrass greens at 12 to 13 on the Stimpmeter, native sandy waste areas in place of rough on six holes, greens averaging 7,000 sq ft with at least four false fronts per nine. - Three character zones. The Cliffs (holes 1-3, 16-18), the Dunes and Meadow (4-9), and the Forest (10-15). - Sustainability. Drought-adapted and salt-tolerant turf, recycled water, native coastal planting, and a protected habitat buffer along the cliff holes. 3. FLAGSHIP SITE Primary site: Monterey Peninsula / Pebble Beach corridor, California. A coastal-terrace parcel of 450 to 550 acres (Del Monte Forest-adjacent, or the Santa Cruz-Moss Landing terrace) offers the benchmark courses, a 52 to 72 degree F climate, and proximity to Silicon Valley wealth. Southern California alternate: Palos Verdes Peninsula, Los Angeles County. A 220 to 320 acre site closer to the Beverly Hills, Newport Beach, and South Bay buyer base, and the starting reference for the design brief. It supports a smaller residential count and a compact routing. Fallbacks: coastal San Diego North County or the Santa Barbara Gaviota coast. Entitlement note. Entitlement for coastal California parcels involves Coastal Commission, environmental, and local review, with timelines estimated at 3 to 6 years. Land costs are set out in Section 7. The proposal treats entitlement as a funded phase. 4. THE 18 HOLES Course: Par 72, 7,446 yards from the Fiveo1 Tees. Front nine par 36, 3,631 yards. Back nine par 36, 3,815 yards. FRONT NINE 1. The Handshake. Par 4, 435 yards. Played from an elevated tee through a corridor of mature coast live oaks. The fairway bends right around a central bunker at 240 yards. The green sits in a natural amphitheater, long and narrow, with a deep swale short-right. Tradition: a ceremonial first tee shot every New Year's morning. 2. Devil's Frying Pan. Par 3, 185 yards. An all-carry par 3 over a native sandy waste that burns gold in summer. A Redan-style green tilts front-right to back-left, with a deep bunker left and a run-off that sends a missed ball 30 yards away. Afternoon wind is usually a full club. 3. The Cliff Walk. Par 5, 610 yards. A cliff hole. The tee shot carries 210 yards of native dune grass from an exposed plateau, then the fairway cascades 60 feet to a second landing zone guarded by a rock outcrop. The green perches 15 feet above protected coastal habitat; no bunkers are needed because the fall-off is the hazard. Longer hitters can reach the green in two; a layup leaves a 70-yard pitch over the rocks. 4. The Meadow. Par 4, 480 yards. A long par 4 through open meadow framed by 300-year-old oaks. The fairway is 45 yards wide but looks 20 from the tee, an illusion built with mowing lines. The 9,500 sq ft green has a central spine, and pin position changes the hole by four clubs. 5. The Keyhole. Par 4, 388 yards. Drivable only for the longest hitters, over a 300-yard carry to the left fairway bunker. Otherwise: an iron to 100 yards and a wedge to a 4,000 sq ft circular green ringed by four bunkers. Eagle chance versus double bogey. 6. Sunset Ridge. Par 3, 225 yards. A long one-shotter into the evening light. The green sits in a ridge saddle; anything short kicks 40 yards back down the hill. Three grass-faced bunkers (the bear claw) guard front-left. 7. The Old Orchard. Par 5, 590 yards. A three-shot par 5 through a preserved heritage olive and citrus grove. The tee shot threads two rows of trees, and the second must avoid a creek 60 yards short of the green. The punchbowl green is the most forgiving on the course. 8. Postage Stamp. Par 3, 128 yards. The shortest hole on the course. A tiny green cut into a dune crest, one deep bunker front, wind from two directions. Long is unplayable native brush; short is the bunker. 9. Amphitheater. Par 5, 590 yards. The outward nine climbs to a green set in a natural bowl directly below the clubhouse veranda. A drive down the right half opens the approach; left leaves an obscured shot over an oak. The veranda crowd watches every finishing group, and applause is obligatory for any birdie. BACK NINE 10. The Descent. Par 4, 445 yards. A downhill dogleg-left that drops 90 feet from tee to green. Drives riding the left edge gain 40 yards of roll. The green is wide but only 15 yards deep, with death long. 11. Cathedral Pines. Par 4, 505 yards. The number one handicap hole and the only forest corridor on the course. No rough: pine straw to the treeline, fairway or bust. The long, angled green has a front-left gully that accepts the weak pull. 12. The Bell. Par 3, 165 yards. An island green on a spring-fed pond, reached by a stone footbridge for caddies. A bell at the tee is rung after a successful carry, a tradition borrowed from the Scottish links. 13. Ridge Line. Par 5, 640 yards. The longest hole, a double dogleg that climbs to a ridge, runs along it, then drops sharply to a green 70 feet below. The green is visible only from 80 yards in. Ridge trade winds make the second shot the real test. 14. The Wine Terrace. Par 4, 430 yards. Bordered on the right by the club's five-tier hillside vineyard and tasting terrace, where members watch with a glass of estate Fiveo1 Reserve. The green has the course's most severe false front: 12 feet of it. 15. The Decision. Par 3, 190 yards. A boomerang par 3. The safe play is a bail-out short-left; the flag is reachable only over a corner of native dune, and the green wraps around the dune's point. 16. Bear's Cliff. Par 4, 500 yards. Played along the cliff edge, with the vista visible throughout. The fairway narrows to 25 yards at driver range, and the approach is a mid-iron to a green half-surrounded by a 12-foot-deep bunker. No bail-out. 17. The Short Four. Par 4, 340 yards. A risk/reward short par 4, driveable over a cross-dune, with a waste area right and a punchbowl green that repels long balls. 18. The Fiveo1 Finale. Par 5, 600 yards. The fairway doglegs right around a lake, and the second shot must carry the lake's corner. Behind the green stand the clubhouse, the veranda, and the club's 30-foot granite Fiveo1 monolith. The final 150 yards form the Members' Walk, where everyone on property gathers at dusk. PRACTICE CAMPUS 22-acre double-ended range with Tour-quality surfaces, 4 target greens, 8 short-game pods, 2 bunker studios, an indoor Trackman/GEARS lab, and the Fifty-One Steps lighted putting course for evening family play. An optional covered, technology-enabled hitting pavilion (60 bays) can sit inside the Audi Ramco Performance Center. 5. CLUBHOUSE, RESIDENCES, AND MEMBERSHIP The Lodge at Fiveo1 65,000 sq ft in native stone and old-growth timber with glass walls opening to the 9th and 18th greens. Formal dining (90 seats), members' grill, terrace bar, 12,000-bottle cellar, spa and pool complex, 24-suite guest lodge, and 8 event venues including a 400-guest pavilion. A private members' car gallery and garage reflect the automotive partnership. Fiveo1 Residences (180 homes) - Founders Estates: 48 units. 1 to 2 acre fairway homesites; member-built homes capped at 15,000 sq ft under Architectural Board review. $3.5M to $8.5M (lots). - Villas at the Links: 96 units. Club-built, 4,200 to 7,500 sq ft, lock-and-leave with concierge maintenance. $5M to $14M. - Cottages: 36 units. Clubhouse-adjacent 2 to 3 bedroom golf cottages. $1.8M to $3.2M. Residences are offered only in connection with club membership. Membership - Founding: 100 members, $250,000 initiation - Standard equity: 460 members, $150,000 initiation - Corporate (sponsor inventory): 40 members, $400,000 initiation Total capped at 600. Annual dues $24,000. Initiation revenue is about $110M and annual dues about $14.4M at full membership. 6. BRAND AND SERVICE STANDARD Invitation only, no brokers, no email. Sponsor presence must look like architecture, not advertising. 7. REALISTIC DEVELOPMENT BUDGET (FLAGSHIP) The list below uses market-based assumptions for a California coastal site. Land (450 to 550 acres, coastal California): $300M Entitlements, environmental mitigation, legal: $35M Golf course design (championship-pedigree architect): $5M Course construction and shaping (18 holes plus practice): $55M Irrigation, turf, cart paths, landscaping: $18M Clubhouse (65,000 sq ft at about $2,000/sq ft plus FF&E): $150M Spa, pool, lodge, maintenance compound: $50M Vineyard and estate agricultural amenity: $5M Performance Center (Audi Ramco funds $14M): $20M Club F&B and golf operations startup: $8M Residential infrastructure (roads, utilities, landscape): $75M Villa and cottage construction, phase 1: $150M Contingency (about 10%): $87M TOTAL: about $958M Range: $800M to $1.3B depending on land price, construction pricing, and the share of villas built in phase 1. A leased-land or Palos Verdes compact variant (fewer homes, 60-bay pavilion) could come in near $450M to $650M. 8. FINANCIAL MODEL - Real estate sales: 48 estates at about $6M, 96 villas at about $9.5M, 36 cottages at about $2.5M gives roughly $1.29B mid case ($0.7B low, $1.9B high). - Memberships: about $110M initiation plus about $14.4M annual dues. - Sponsorship: $1.8M per year cash from Audi Ramco plus the $14M Performance Center contribution. - Model: the club is amenity infrastructure for a real estate development. Land value typically multiplies 2.5 to 3.0x on this model, as in modern resort-residential communities, but returns depend heavily on entitlement timing and sell-through pace, so the base case should be stress-tested at 70% of mid-case sales. - Funding structure (suggested): land and entitlement equity, construction financing against pre-sales and founding memberships, and sponsor capex. 9. AUDI RAMCO SPONSORSHIP Title arrangement: "Audi Ramco presents The Fiveo1 Club." Ten-year presenting partnership, $18M in cash rights fees, renewable at years 5 and 10. Note: this proposal treats Audi Ramco as a single partner. If Audi and Ramco are separate companies, the package splits naturally: automotive, fleet, and Performance Center to Audi; the Residences naming and construction/materials role to Ramco, with the exclusivity clause divided by category. What Audi Ramco receives: 1. Naming rights on three assets: the Audi Ramco Performance Center (range and Trackman lab building), the 16th hole (Bear's Cliff) as the Audi Ramco Championship Hole, and the clubhouse Arrival Court. 2. Vehicle fleet program: 14 vehicles (Q8 e-tron, RS 7, A8, and 2 RS e-tron GT) refreshed every 24 months, used as member shuttles, caddie-master cars, and a daily test-drive fleet. Audi Ramco funds lease, insurance, and a full-time fleet concierge (about $1.1M per year). 3. Signage: four fixed positions only (1st tee, 16th tee, Performance Center, 18th bridge), in natural stone and bronze. No vinyl. 4. Annual activation calendar: the Audi Ramco Invitational member-guest each September with golf-media coverage, four Quattro Days test-drive experiences, and a fall New Model Reveal evening in the pavilion (activation budget $900,000 per year). 5. Corporate access: 6 equity corporate memberships and guaranteed Pro-Am slots. 6. Exclusivity: exclusive automotive, mobility, and technology-infrastructure partner across all Fiveo1 properties worldwide, reciprocal at each future site. What Fiveo1 expects: - $1.8M per year cash rights fee for 10 years, paid to Fiveo1 Capital LLC. - $14M capital contribution to build the Performance Center. - The fleet program above, plus two on-site brand ambassadors trained in club service standards, in Fiveo1 uniforms with a single bronze lapel mark. - No co-branded retail, no product sampling on the course, and no presence within member sightlines on holes 11 to 15 (the sanctuary nine rule). - Annual joint KPI review: member satisfaction with sponsor presence must stay above 90%. Total partner commitment (10 years): roughly $52M including cash fees ($18M), capex ($14M), fleet ($11M), and activation ($9M). 10. SEVEN ADDITIONAL FIVEO1 LOCATIONS 1. Sotogrande, Costa del Sol, Spain. Golf climate, premium housing market, proximity to Marbella; comparable course: Valderrama. Land EUR 60-90M for 300 to 500 acres. Strong freehold title; EU permitting is slow but predictable. 2. Dubai / Abu Dhabi, UAE. Sovereign-wealth adjacency, no income tax, year-round sun. Desert-luxe variant about $800M to $1.2B. Sovereign-developer joint ventures; freehold zones available. 3. Fiji (Mamanuca / Nadi coast). South Pacific coastal golf location with volcanic coastline; Australasian and U.S. tech wealth. Land is mostly leasehold; plan long-term leases. 4. Kauai or Big Island, Hawaii. High-priced U.S. golf land; $3M+ memberships reported; second U.S. flagship. High entitlement risk; high price ceiling. 5. Bukit Peninsula, Bali. Cliff-top terrain; luxury villa market; lowest land cost of the seven, about $500M total. Foreign ownership is restricted; use leasehold structures with local partners. 6. Comporta / Alentejo, Portugal. Coastal luxury market; dune-and-pine terrain. Land EUR 40-70M. Coastal protection rules; work with established local developers. 7. Queenstown, New Zealand. Alpine variant with lake-and-mountain routing; growing ultra-high-net-worth migration; complements Northern Hemisphere seasons. Overseas Investment Act approval needed for foreign buyers. Further candidates: Lake Como, Monaco / French Riviera, Sentosa, Scottsdale-Paradise Valley, Cabo San Lucas, Jeju Island, Hokkaido. Selection criteria for every site: land control, privacy, international flight access, a local luxury-residence buyer base, a golf-friendly climate, and a permitting path measured in years rather than decades. 11. PHASING, GOVERNANCE, AND RISKS Phasing - Phase 0 (Years 1-4): flagship land assembly, entitlements, founding-member pre-sales, sponsor term sheet. - Phase 1 (Years 3-6): course and clubhouse construction, first residences. - Phase 2 (Years 5-9): sites 1 to 3, using a faster-entitlement site (such as Sotogrande or Dubai) in parallel. - Phase 3 (Years 9-14): sites 4 to 7. - Portfolio target by Year 14: 8 clubs, about 4,800 members, about $7B cumulative residential sales. Governance: Fiveo1 Architectural Board for design review; member advisory committee; annual sponsor KPI review. Key risks and mitigations - Entitlement delay: fund it as its own phase; keep fallback sites. - Land cost: negotiate options and phased acquisition. - Sell-through pace: tie villa construction to pre-sales. - Sponsor dependence: sponsor revenue is under 2% of project cost, so the project does not depend on it. - Brand dilution: hard cap on members, no brokers, sponsor presence rules. 12. NEXT STEPS 1. Commission a site-selection study for the flagship (Monterey, Palos Verdes, and fallbacks). 2. Engage a championship-pedigree golf architect for a routing study. 3. Open invitation-only founding-member petitions. 4. Send the Audi Ramco partnership proposal by post. 5. Retain entitlement counsel and an environmental consultant. 13. CONTACT Fiveo1 Capital LLC. Private. Invitation only. No brokers. No email. All inquiries, proposals, membership petitions, and sponsorship submissions, including Audi Ramco partnership matters, by post mail only: Fiveo1 PO Box 312786 Avalon, California 90704 Attn: Evan Winter Top of the world.
